Dear Reader,

Welcome to the website of Comunidad Villacana – the Community of Owners of one of the most beautiful urbanisations on the Costa del Sol.  I hope that, whether you are an owner, a renter, a visitor or potentially any of the aforementioned, you will find this site and its content useful and interesting.

The site contains a page for owners, who can find various documents relating to management and administration of the urbanisation but we also want it to be of use to visitors to our facilities and to renters who want to know what properties and the overall location is like. Please note that although we welcome renters, the Community of Owners has no role in, or responsibility for any rental agreement or standards. Rental agreements and associated issues are strictly a matter between the property owner or rental agent and the renter. Renters are required to familiarise themselves with the Community Rules and to comply with the same, in the same manner as owners and visitors. The purpose of these rules is to preserve the serenity of Villacana for the quiet enjoyment of all. It is the obligation of the property owner or agent to ensure that renters are aware of these Community Rules. Of course, if a renter has questions or requires some general assistance then our Office will be pleased to try and assist.

Check out the Facilities page for on-site dining and drinking – the on-site establishments provide a great range of choices to suit all tastes and ages, for the enjoyment of owners, renters and visitors alike.

We intend to develop this website to be of help to owners, renters and visitors and would welcome input and ideas at any time.

To explain a little about us:  Villacana is an urbanisation (urbanización); there is no direct translation into English but the nearest equivalent is housing development or residential area.  An urbanisation is a collection of houses or apartments within a defined perimeter and with some shared facilities – in our case pools, gardens, restaurants/bars, laundry room, car parking and other amenities.   Villacana has some 340 residential properties within a walled-off area that fronts onto the beach known as Playa de la Cancelada.  Between us and the A7 major road to our north are our neighbouring urbanisations of Albayalde, Park Beach and the Macdonald Villacana Resort (which was built at the same time as our site and was originally termed Villacana North whereas we were Villacana South).

In a recent development, the new coastal path (senda litoral) has opened up exciting opportunities to explore our beautiful coastline by walking and cycling – giving easier access to more beaches, chiringuitos, bars and restaurants along the way. It now extends (with one small gap) all the way to the fabulous promenade and old town of Estepona, and will in due course connect us to the equally fabulous promenade of San Pedro de Alcantara, and beyond that to Marbella (and eventually Malaga?)

Under Spanish law, the urbanisation is collectively owned and managed by the individual property owners, who are required to elect each year from their number a President to represent the Community.  The President is the person recognised in Spanish law as the representative of the Community of Owners, and is often supported by an Administrator. I have been the Villacana Community President since 2022 when I was first elected by the Owners at their Annual General Meeting  (AGM).  I am supported by a very competent Administrator, and a small Advisory Group comprised of owners who contribute feedback, advice and ideas.

At Villacana, there are many non-resident owners from across Spain, other European countries and further afield, with the majority living in the UK.  Our Administration company (Trayectorias Administraciones SL), has been managing our urbanisation since 1989. The administrator is elected every year at the AGM. The administration team facilitate the payment of our bills and taxes as well as controlling the day-to-day spend on maintenance, managing major works such as repainting programmes, pool upgrades, and community construction works.  Trayectorias also manage our dedicated, flexible and loyal workforce; we are extremely fortunate to have the services of such a great team, who maintain the gardens, pools and facilities and the general fabric; the beautiful result you can see in the pictures on this site is testimony to their wonderful work, which makes Villacana such an attractive place to live or to visit.

My aim as President is to continue and build upon the excellent work of my predecessors, in working with the Advisory Group, the Administrator and the Villacana team, to serve our community interests, including the maintenance and enhancement of Villacana’s attractiveness and financial integrity.

We all work together to make Villacana even better in the future.

Enjoy!

Best wishes

John McNulty
